Exterior and Interior Renovation

Our Client for this project is a Developer who specializes in purchasing underperforming properties in an attractive location at a discount.  He then renovates and improves the properties, markets and leases up the building to a higher level of tenant, and then sells the building to another investor at a profit.  As evidenced in the before and after photographs of this project, Edge Architecture developed a renovation scheme that delivered a dramatic change in the appearance of the building, while staying within the renovation budget needed to make the financial model work.

A key component of the renovation was to take advantage of and accentuate the positive elements of the existing building, in this case the strong “frame” that outlines the roofline, corners, and entrance canopy of the building. This frame was accentuated with a strong brick red paint color.  The areas within the frame were clad in a deteriorated wood siding. This was removed, and a new smooth stucco finish was applied. This allowed us to paint the existing columns and new stucco to further articulate the areas within the frame giving the façade a pleasing scale and interesting pattern. A new monument sign and tenant signage was designed to complement the new paint scheme for the building.  New landscaping and an irrigation system were installed.  The roof was replaced, and many of the existing air conditioning units were replaced. 

Interior renovations included new finishes and accessibility upgrades for the restrooms.  All of the common area finishes beginning at the lobby were replaced, and new entry doors hardware and signage for the tenant suites was installed.
